Well and Septic Separation: What to Verify on a Rural Property

Across most of our service area, a rural property has both a private well and a septic system, and the relationship between them is a drinking water question rather than a paperwork detail. On large tracts this is rarely an issue. On subdivided parcels and older farmstead lots, it deserves direct verification.

Why separation exists

A drainfield discharges partially treated effluent into the soil, and treatment continues as that water moves downward. A well draws drinking water from below. Separation distance and soil depth are what stand between the two.

Required separations are set to give effluent enough soil contact and travel time to be treated before it could reach a water supply. Distances differ for different components — a tank and a drainfield are treated differently, because a drainfield discharges to soil by design while a tank should not.

What to actually check

  • The physical location of the wellhead, which is not always where an owner believes it is.
  • The location of the tank and, more importantly, the full extent of the drainfield rather than just its nearest edge.
  • The direction of slope between the two, since water moves downhill and straight-line distance alone can be misleading.
  • Whether any abandoned well exists on the property, since an unsealed abandoned well near a drainfield is a direct pathway.
  • Whether either component sits near a property line, because a neighbor's well or field is subject to the same physics as your own.

Where it goes wrong

The common pattern is not a badly designed original system. It is a large parcel that was subdivided years later, leaving a well on one side of a new line and a drainfield closer to it than anyone intended. Nobody made a bad decision; the geometry changed after the fact.

The second pattern is an added or replaced well drilled in a convenient spot without reference to where the field actually runs — often because nobody knew where the field ran.

Both are reasons to establish the actual layout rather than relying on assumption, particularly before buying.
